The Importance of Technology in Real Estate

MikeyReal Estate Technology

Technology is changing the way real estate agents do business, and as the real estate landscape changes it pays to know how you can make the most of these new advances.

Almost anything can be automated, and it’s a huge benefit to today’s agent. Automation can save you time on administrative tasks, help keep your team on the same page, and give your clients timely updates every step of the way.

TO HELP KEEP YOU IN THE KNOW, I’VE COMPILED A LIST OF 5 OF THE MOST CRITICAL ACTIVITIES THAT EVERY ASPIRING TOP AGENT SHOULD BE AUTOMATING:

1) Team Collaboration

Are you on the cloud yet? Cloud computing has completely changed the way we do business; the ability to store, manage and process data in an online network saves time, and increases productivity and collaboration.

If you’re looking for a free cloud-based collaboration system, we highly recommend Google’s set of cloud computing tools. Use your Google calendar to schedule everything from meetings to breakfast, and then sync your calendar to your tablet, laptop, work desktops and smartphone. Sync your work calendar to your co-workers’ to easily coordinate scheduling meetings and lunches. Use Google Drive to collaborate on projects.

Brivity offers a paid team collaboration system specific to real estate agents. Manage listings, special projects and documents all with one login. Assign team members to tasks for efficient and effective task management. Having everything in one place makes everyone’s job that much easier.

Making the leap from a free system to a subscription-based one designed by and for real estate agents has a number of other benefits as well. (We’ll look at some of the others below.)

2) Marketing

If you don’t have a some combination of Facebook, Twitter, Instagram, Pinterest and Snapchat, then it’s time to sign up. Social media is a great way to advertise your listings, and it’s 100% free. Another smart marketing move is starting a blog to increase your digital visibility, as well as driving traffic to your website. ActiveRain is a great blogging/social networking site dedicated strictly to the real estate industry.

As for paid advertising, you’ll find value in signing up for Pro accounts on both Zillow and Trulia. With 73% of buyers starting their search for a home on the Internet, it’s a smart investment to advertising on these sites.

Automation has come to marketing as well. Brivity allows agents to marketing their listings with one click, automatically generating the content, links and photos appropriate to the channel being posted to.

Brivity can post to Facebook, Twitter, Instagram, Pinterest and Craigslist. (Here’s a quick video that explains the benefits of posting a home to Pinterest.) Once you’ve shared a listing via social media, Brivity adds this completed task to the weekly list emailed to the seller.

3) Task Management

How do you keep track of your daily to-do’s? If you’re still using paper checklists, it may be time to make the digital switch. Modern technology offers hundreds of automated checklists, including paid and free services, as well as task management systems designed specifically for Realtors.

If you’re looking for a free system, Google Tasks is a great option because it syncs with your Gmail and Google Calendar account. Although it’s not, by itself, a comprehensive task management system, it’s seamless integration with Google’s other systems makes it a useful tool. To-do-list is another powerful and free management app, with Google and browser integration, although I find it a bit on the complicated side.

Brivity offers a real estate-specific solution. With pre-built, customizable task checklists, called action plans, you don’t have to reinvent the wheel each time you have a new listing. Action plans are customized to property type and are editable if you wish to customize them further. Action plans are also available for people and advertising.

Within the Task page of Brivity, you can add details to the tasks or special instructions. This is especially helpful if you’re also assigning the task to another team member. Learn more about Brivity Tasks in this short video.

4) Communication

Real estate agents are social people. From communicating with buyers, to sellers, to referral sources and other agents, it can sometimes feel like we’re always on our phones. I’m sure you’ll agree, then, on the importance of automated communication.

Brivity offers constant seller communication throughout the sales process, keeping your sellers updated on all the tasks you complete, as well as your buyer’s feedback and notes. Brivity also allows you to communicate internally, keeping your entire team on the same page.

Brivity’s communication features include:

  • Conversations/Notes/Showing Feedback – These tools within Brivity allow you to communicate with your team (Conversations), make Notes that everyone can view, and display feedback after a showing. You can choose to let your seller see this feedback, too, which can be a great educational tool for them to understand how their listing in performing.
  • Mass Email, Drips, Email Templates – Automated email communication lends transparency to your transactions and helps keep you in contact with everyone in your database when it’s the right time. Use Mass Emails to contact your database for everything from holiday greetings to real estate news, and use email drip campaigns to nurture relationships throughout the buying cycle. • Interactions – Keep track of every contact you make to every person in your database, whether it’s via email, phone call or face-to-face meeting.

5) Customer Relationship Management (CRM)

THIS IS ANOTHER ACTIVITY THAT YOUR BUSINESS SHOULD HAVE COMPLETELY AUTOMATED BY NOW. AS IT BECOMES MORE AND MORE EXPENSIVE TO REACH PROSPECTS, EFFICIENTLY PURSUE DEALS, AND OVERALL CLOSE BUSINESS, HAVING A WAY TO EFFECTIVELY MANAGE YOUR LEADS IS CRUCIAL.

Having a way to qualify, nurture, and stay in touch with your leads will lead to stronger relationships and a successful business. Using a CRM to create a lasting connection will save you time and money – as well as sweat and tears.

While there are dozens of CRM tools out there, you should be aware that a good CRM will:

  • Qualify your leads
  • Track past and current clients
  • Sync with your calendar and task lists
  • Track and follow up with your prospects throughout the sales funnel
  • Organize and design custom drip campaigns based on each person’s position in said sales funnel

The Brivity CRM has integrated all these features – and more – to be the most robust real estate CRM available. Schedule a live demo to learn more.
